“Many First Time buyers assume they need far more money than they actually do.
In reality, most people simply haven’t been shown the full path to homeownership yet.” Gabrielle Ritter

Beyond the Guesswork:
Why Pre-Approval is Your Best Tool

Buying your first home can feel overwhelming. Between interest rates, down payments, and loan programs, it’s easy to wonder where to even start. The good news? You don’t have to figure it out alone.

The best place to begin is with a good lender. If you’re not sure who to work with, your realtor is often the best point of contact. A knowledgeable real estate agent can connect you with trusted lenders who understand first-time home buyer programs and know how to guide you step by step.

One of the most common questions I hear from first-time buyers is, “What can I actually afford?”
The answer is often surprising. Many buyers assume they need far more money than they actually do. In reality, most people simply haven’t been shown the full path to homeownership yet.

That’s why getting pre-approved is so important. A pre-approval gives you clarity, confidence, and a realistic understanding of your buying power. Even if you don’t plan to purchase right away, having this information puts you in control and allows you to plan ahead.

And don’t worry if you don’t have a large down payment saved. There are bond programs and first-time buyer assistance options designed specifically to help buyers get into a home with little money down. These programs can make all the difference and open doors many buyers didn’t realize were possible.

Homeownership may feel intimidating at first, but it doesn’t have to be. With the right guidance, the process becomes much more approachable—and often exciting.

If you’ve been wondering whether now might be your time, don’t hesitate to reach out. Let’s talk through your options and see if we can make your dream of owning a home a reality.

Advice for firt time buyers from Season Real Estate Broker Gabrielle Ritter

So you’re ready to buy your first home. Most first-time home buyers have already braved the market, touring open houses with a mix of excitement and a little trepidation.

Where do you start? How do you start? Do you need to jump in feet first, or do you have time?

The good news is—you have time.

Current data shows that most homes in Kitsap County are sitting on the market between 24–40 days, compared to just 5–7 days during the pandemic. Finally, there’s room to breathe. This shift allows you to slow down, get organized, and make confident decisions instead of rushed ones.

What I always tell my first-time home buyers is this: the first step is getting pre-approved for a loan. A pre-approval allows us to move forward prepared and puts you in a strong position when it’s time to make an offer. It’s essentially your buying power in writing—and it gives you confidence as you shop.

But how do you know who to talk to? Which lender is right? Are you even qualified?

That’s where your agent—namely, me—comes in. Knowing the right lender for the right client is imperative. There are many loan programs available, and not every lender is well-versed in all of them. My job is to help connect you with someone who understands your unique situation and goals.

Here are just a few options that may apply to you:
• Veterans: You may qualify for a VA loan with 100% financing and no money down.
• Limited savings: You may be able to put as little as 3% down with a conventional loan or use an FHA loan.
• Washington State buyers: You might qualify for the WA State Housing Finance Commission bond program, which can provide assistance toward your down payment.

Buying your first home doesn’t have to be overwhelming. With the right guidance, the right lender, and a clear plan, it can actually be an exciting and empowering experience.

If you’re thinking about taking that first step, I’m here to help—every step of the way.
