Understanding Your Affordability Numbers as a First-Time Home Buyer

 
When you’re buying a home for the first time, “What can I afford?” can feel incredibly confusing. I hear this question all the time, especially from renters who are trying to make sense of monthly payments.
 
Let’s use a common example.
 
Many first-time buyers tell me they’re currently paying $1,500 in rent and don’t want their housing cost to exceed $2,000 per month once they own. On the surface, that makes sense. But what often gets overlooked is one major factor:
 
The tax benefits of homeownership.
 
When you rent, your monthly payment is gone—no deductions, no return, no financial upside. As a homeowner, however, your federal taxes typically adjust. You may be able to change your deductions, which can increase your take-home pay with each paycheck.
 
That extra monthly cash flow is something renters simply don’t have access to.
 
Let’s look at a rough example.
 
Assume your mortgage payment including property taxes is $3,000 per month. Over the course of a year, that’s $36,000.
 
That $36,000 can potentially reduce the portion of your income that is taxed.
 
If you earn $75,000 per year, your taxable income could effectively be reduced to around $39,000. Every buyer’s situation is different, and this is only a rough illustration, but the impact can be significant.
 
Now let’s say this reduction results in $7,000 in annual tax savings. That breaks down to approximately $584 per month in additional take-home pay.
 
Suddenly, that $3,000 monthly payment doesn’t feel as far out of reach as it once did.
 
Do your homework.
